House Rules Smoking, Drugs & Substances No marijuana, vaping, or any other drugs are allowed on the property. No smoking is permitted inside or outside the property. A $500 fine will be incurred for smoking. If any of these rules are broken, you will immediately be removed, and no refund will be made. Pets & Service Animals Pre-approval of pets is required before any booking is made. Any bookings made with unapproved pets may result in forfeiture of access to our Airbnb and/or penalties and pet fees. Service animals are exempt. However, emotional support animals (ESA) are treated as regular pets, and fees apply. For service animals, the guest must answer these two questions before booking: Is the assistance animal required because of a disability? What work or task has the animal been trained to perform? No pet fees will be charged for valid service animals, but any damages caused by service animals are the responsibility of the guest. Check-In & Check-Out You will be charged for another night if check-out time is exceeded without pre-approval. Same-day reservations may have later check-in times than posted, depending on turnaround and availability. Lost keys, garage clickers, or access cards will incur a replacement fee. Guests, Occupancy & Minors Guests must provide identification for all adults staying in the unit and a full count of adults, children, infants, and animals. The unit’s maximum occupancy may not be exceeded. Minors (under 18) must only be accompanied by guests who are part of the reservation. They cannot be left alone or with non-reservation babysitters without host approval. Unregistered visitors are not permitted without prior approval. Parking Guests must park only in their assigned parking space. If someone is in your space, notify the host immediately. Until resolved, you may temporarily park in guest parking outside or in another space inside the gates — but only after notifying the host. Noise, Nuisance & Parties Nuisance includes but is not limited to: loud music, partying, shouting, obnoxious behavior, or any activity that limits other residents’ enjoyment of their unit or the property. Any reported nuisance will receive one warning. A second occurrence can result in reservation cancellation without refund. This rule applies at all hours (not just quiet hours). Property Care & Use Furniture may be moved responsibly, but guests must ensure nothing is damaged. All items must be returned to their original place before check-out. No open flames (candles, incense, etc.) inside the property. No commercial activity is allowed, except for standard work-from-home use. Cleanliness, Trash & Food A green dumpster is located in the parking lot for all trash disposal. Do not leave food out — it attracts pests. Excessive cleaning (trash left inside, spills, dirty dishes, etc.) may result in an additional cleaning fee. The fee amount will be determined by my cleaning staff, and any extra charges incurred from the cleaning company for deep cleaning or “excessive cleaning” will be the guest’s responsibility. Supplies & Essentials Basic starter supplies are provided at the beginning of the stay (such as toilet paper, trash bags, paper towels, and detergent). Guests are responsible for replenishing these items at their own expense if they run out during the stay. Cleaning supplies are not provided. Only basic items are supplied, including a broom, dustpan, and paper towels. Pest Control & Wildlife The property has year-round pest control (fumigation, spraying, exterior bait boxes). Guests may still encounter insects or wildlife inside or outside. Keep doors closed and food stored properly to help prevent issues. Repairs, Emergencies & Host Access Guests must promptly report any damages, leaks, or maintenance issues. Host may access the property with 1-hour notice for maintenance or repairs. In an emergency, the host may enter without notice. Liability & Damages Guests are responsible for any damages caused by themselves, their visitors, pets, or service animals. Host is not liable for loss or theft of personal belongings. Legal Disclaimer This is an Airbnb short-term rental. Tenant rights are not granted for any reservations made through Airbnb. Change of address, ID residence, and billing may not be forwarded to this Airbnb address unless expressly approved in writing by the host. Compliance Failure to follow any of these house rules may result in immediate cancellation of your reservation without refund.

My parents stayed here for a brief visit in Houston. Unit looked brand new, was clean, and well furnished. They loved the proximity to the park, how quiet the unit is at night, and how secure the complex is. Shawn is very responsive and accommodating.

I stayed here for almost 4 months. I absolutely loved the location, right in the middle of the Museum District in Houston close to great restaurants and shopping. The location is quiet because of the gate so you have private parking and private access to apartment, keeping car secure. The unit is brand new so in amazing condition with upscale furnishings. All imaginable cooking utensils, pots, pans are provided in the unit. The shower is great with powerful rain head above you. The mattresses are very comfortable with great pillows. I had stayed at a few other Airbnb in Houston before finding this place and didn’t leave until I left Houston. This is the perfect long term Airbnb. Shawn was an amazing host always attentive to any needs and incredibly friendly with any questions or requests. I will always stay here when staying in Houston.
